Title search
Definition
A title search is a review of recorded documents to see who owns the property and what claims exist. It is research, not the title-insurance policy that may be issued after that research.
In plain English
Before closing, someone reads the land records for deeds, liens, and other filings. That review is a title search. Title insurance is the policy that may follow. Recording is the later filing of the new papers. They are related steps, not the same step.
Technical definition
CFPB’s official title-insurance headings and closing-process page describe examining title and transferring ownership. The key-terms title material is PRIMARY for the search-and-policy family, with the search treated as the examination step.
Why it matters
Fee lines say title services. Readers need the search kept distinct from the insurance premium.
