Understanding Mortgage Rates
- Weekly versus daily. Freddie Mac and the Mortgage Bankers Association publish weekly surveys. Mortgage News Daily publishes an independent daily market snapshot through its official widget.
- Different methodologies. A weekly survey average and a daily market reading can differ on the same day. That does not automatically mean either source is incorrect.
- National references versus offers. These are national references, not a personalized loan offer from a lender.
- Fixed versus adjustable. A 5/1 ARM starts with a fixed introductory rate and can change later. It is not a 30-year fixed loan.
Methodology and official sources
Weekly sources. Freddie Mac Primary Mortgage Market Survey and the MBA Weekly Applications Survey, each attributed to its own publisher and reporting date.
Daily source. Mortgage News Daily, shown through its official widget. Those daily figures stay in the widget and do not set calculator values.
National references are not personalized lender offers
Ask USMI about mortgage rates
