Definition
Chain of title is the sequence of ownership transfers for a property. It is not a title search and not title insurance.

Before a mortgage closes, someone has to see how ownership moved from earlier owners to the seller. That ownership history is the chain of title. A title search is the work of looking. Title insurance is a policy that covers certain title risks. Recording is how documents enter the public record.
