Recording

Definition

Recording is the official filing of the deed, mortgage, or related documents in local land records. It is a local government act, not a single national fee and not the same as the deed itself.

In plain English

After closing, someone files the ownership and security papers with the local records office so later buyers and lenders can see them. That filing is recording. The deed is the ownership paper. Recording is the act of putting that paper, and often the security instrument, into the public record. Fees and offices vary by place.

Technical definition

CFPB’s key-terms heading for government recording charges, plus the official closing-process page that names recording with the county register of deeds, is the official consumer basis. The key-terms heading is PRIMARY.

Why it matters

Closing-cost reviews include recording charges. Readers need the act kept distinct from the documents being filed.
