How to file a mortgage complaint
Short answerThe right place to file a mortgage complaint depends on the issue and the type of company. U.S. Mortgage Index explains official public routes. It does not accept, investigate, publish, or resolve consumer complaints.
01Prepare
Before you file
Keep the records the official destination is likely to ask for. Gather them for that destination. Do not send them to U.S. Mortgage Index.
- The company name as it appears on statements or letters
- Account or loan context, if that destination asks for it
- Relevant dates
- Copies of written communications
- A concise description of the problem
This page is not an intake form. USMI does not collect a complaint narrative.
02Federal complaint system
CFPB
The Consumer Financial Protection Bureau complaint system may be relevant for many mortgage products and companies the CFPB covers. Use the official page and follow the instructions there. A submission is a consumer complaint for the company's response process. It is not, by itself, a finding of misconduct.
03The company
Company or servicer
For a problem with your loan or servicing, use the company's published customer-support or written-error process where one exists. The CFPB explains how a written notice of error or information request differs from a phone call. USMI does not invent a company-specific process and does not contact the company for you.
04Who supervises the company
Regulator or licensing source
No single regulator handles every mortgage dispute. The relevant office depends on the kind of company.
- Banks: FDIC BankFind can help identify an FDIC-insured bank. The Office of the Comptroller of the Currency publishes information for national banks.
- Credit unions: the National Credit Union Administration publishes credit-union records.
- Many state-licensed mortgage companies and mortgage loan originators appear in NMLS Consumer Access. That lookup does not cover every institution.

What USMI does
- Publishes public-source research and educational guides
- Shows institution profile and source context
- Does not resolve disputes
- Does not accept or publish user complaint submissions
A correction to a published USMI record is a different process from a complaint about a company. Request a correction.

07Limits
Limits
- Official agencies decide their own jurisdiction and process.
- Program and process details can change.
- Verify the current instructions at the official destination before you rely on them.
- USMI does not say that filing a complaint stops foreclosure or changes what you owe.
