Streamline refinance

Definition

A streamline refinance is a reduced-documentation refinance offered inside certain government loan programs, especially FHA. It is not a generic rate-and-term refinance, and a VA IRRRL is a VA-specific program, not the FHA streamline itself.

In plain English

Some government mortgages can be refinanced with less documentation than a new full underwrite. FHA calls its version a streamline refinance. A rate-and-term refinance is the broader conventional idea of refinancing without taking cash out. VA IRRRL is the VA program that people also call a streamline. This page is the government-program idea, with FHA as the official named path.

Why it matters

Shoppers say streamline as if every refinance with less paperwork were the same product. Program rules do not travel that way.
