Asset verification

Definition

Asset verification is the lender’s review of documents that show funds a borrower claims to have. It is part of underwriting, not a credit score.

In plain English

A loan application may list savings, investments, or gift funds. Asset verification is how the lender checks that those funds exist and can be used as the application claims. It is not income verification and not a promise that any particular account type is acceptable.

Technical definition

Fannie Mae’s consumer glossary includes a verified-assets / asset-verification heading. That is GSE consumer language for documenting assets, not a universal list of acceptable accounts.

Why it matters

Down payment, reserves, and closing-fund discussions assume someone checked the money, not only the application boxes.
