Do I have the right to receive a copy of my home appraisal?

Short answer

Yes. The CFPB says you have a right to a free copy of the home appraisal on a first-lien mortgage. For first-lien applications and certain higher-priced mortgage loan applications, lenders must also provide other written valuations of the home. On a first-lien application, the copy is due promptly after the report is finished and no later than three days before closing.

Full explanation

The CFPB says borrowers have a right to a free copy of the home appraisal for a first-lien mortgage. That duty covers first-lien applications and certain higher-priced mortgage loan applications: the lender must provide a free copy of each appraisal and each other written valuation that estimates the home's value.

On a first-lien application, the CFPB says the lender must send the copy promptly after the appraisal is completed, and no later than three days before the loan closes. That timing sentence is not extended here to every other loan type.

The current CFPB Regulation B valuation-copy rule is the specialist authority for this consumer right. If there is a problem in the closing process, discuss it with the lender. The CFPB also lists a complaint channel — online or by calling (855) 411-CFPB (2372) — as one way to report a concern. This is general information about the appraisal-copy right, not legal advice about a particular application.
