The CFPB's guidance for that tool is to select the state and county, set the limit type to FHA Forward for the current calendar year, and read the column that matches the number of units. For a single-family home, that is the one-family figure. That figure is the FHA limit for that county and year, not a conforming (Fannie Mae or Freddie Mac) limit.
Limits are higher for two-to-four-unit properties. To use those higher FHA limits, the CFPB says the building may have no more than four units and you must buy the entire building. Check the HUD tool for the year and county of the property rather than relying on a remembered amount.
