Executive summary

  • U.S. Mortgage Index organizes selected public mortgage-data sources into a normalized public intelligence layer. This report describes that coverage. It does not describe the entire U.S. mortgage market.
  • The USMI public lender directory currently includes 9,015 published profiles: 4,254 banks, 4,250 credit unions, and 511 mortgage companies. These are published USMI public lender profiles, not every NMLS company or every mortgage-market participant.
  • HMDA figures in this report represent reporters matched to USMI canonical entities through USMI's documented entity-resolution process. This edition includes 7 matched activity years (2019–2025). They are not the official all-filer HMDA universe.
  • CFPB source-wide mortgage complaint facts currently total 421,556. Publication-authorized entity-mapped complaints are a separate population and currently total 92,926. These totals are not interchangeable.
  • Public-data coverage varies by source, geography, year, and mapping availability. Source-data-as-of dates are not interchangeable with report calculation timestamps or later publication dates.
  • This report measures USMI data coverage and methodology. It is not a lender ranking, safety score, recommendation, or market-quality assessment.

What U.S. Mortgage Index covers

This report describes the public mortgage-data coverage currently organized and analyzed by U.S. Mortgage Index. That coverage includes USMI public lender profiles, matched HMDA activity, CFPB mortgage complaint data, and selected supporting public-data files.

It does not describe the entire U.S. mortgage market, every U.S. mortgage lender, all NMLS entities, all HMDA reporters, or all mortgage complaints associated with every company name in the CFPB database.

Four layers should be kept distinct. Original authority remains with the federal or official publisher. The USMI canonical data layer stores a normalized representation. Versioned USMI calculations read that canonical layer. This report edition freezes those calculated results as a snapshot.

USMI is the normalization, calculation, and publication layer. Federal datasets remain the original sources of the underlying facts.

Public lender profile coverage

The USMI public lender directory contains 9,015 published profiles. Bank + Credit Union + Mortgage Company category counts equal that total (4,254 + 4,250 + 511). Categories are USMI presentation categories, not a statutory census.

The public USMI directory is not necessarily every organization participating in U.S. mortgage activity. Absence from the directory is not proof that an institution does not exist, is unlicensed, or does not originate mortgages.

HMDA data coverage

Among HMDA reporters matched to USMI canonical entities. Not U.S. mortgage market totals. Records are canonical total_hmda_records, not applications.

This edition's matched HMDA table covers activity years 2019–2025 (7 years). Those bounds are the years present in the current calculation snapshot. They are not a permanent USMI HMDA range and do not mean 2019 is inherently the first year USMI will ever support.

HMDA figures in this report represent reporters matched to USMI canonical entities through USMI's documented entity-resolution process. The annual table reports matched reporter counts, matched LAR records, and matched originations.

Records means the canonical total_hmda_records measure. That measure is not treated as interchangeable with applications. These figures are not official all-filer national totals, total U.S. originations, or total U.S. mortgage-market activity.

CFPB mortgage complaint coverage

Source-wide and publication-authorized mapped populations are listed separately and must not be substituted for each other.

The source-wide CFPB mortgage complaint corpus currently contains 421,556 current complaint facts, with received dates from 2012-12-01 through 2026-08-20. That total is source-wide. It is not a count of complaints attributed to USMI lender profiles.

Publication-authorized mapped complaints total 92,926 across 269 authorized current entity mappings. That mapped population is matched to USMI entities. It is a subset and is not all mortgage complaints in the CFPB source.

Complaint data provides context about complaints submitted to the CFPB. A complaint is not proof of wrongdoing, and complaint counts are not a representative measure of overall customer experience or lender quality.

Unmapped complaint records remain in the source-wide corpus and are not automatically attributed to a USMI lender profile. USMI complaint entity-mapping coverage, when shown in the table, is a data-quality ratio only and is not a headline card.

Supporting public data coverage

Separate source universes. Do not combine these counts with the public lender directory.

USMI also holds 8,864 FFIEC/NIC institution profiles. That count is a distinct NIC institution universe. It is not supposed to equal the 9,015 USMI public lender profiles. The populations, identifiers, and publication rules differ. The difference is not presented as an error or coverage gap.

USMI currently publishes 28,025 public CRA examination records in its public layer. That figure counts examination records. It is not a count of lenders, a CRA rating, a quality score, a ranking, or a measure of mortgage activity.

How USMI connects records across sources

USMI connects source records through canonical entity resolution and stable identifiers where available, including NMLS ID, FDIC certificate number, and LEI. Name-only matches are not treated as equivalent to identifier matches.

Source-specific identities remain on the source record. Canonical entities are the join key used for matched populations. Unresolved or low-confidence matches are not treated as publication-authorized attributions.

CFPB complaint facts do not embed a canonical entity key. Entity-mapped complaint totals use only verified mappings that are authorized for publication. Source-wide complaint totals remain independent of that mapping.

Match completeness is not claimed. Unmatched HMDA reporters and unauthorized CFPB maps are excluded from matched populations and retained, where applicable, in source-wide files.

Coverage is not market share, lender quality, lender safety, or a ranking.

Directory counts are not a census of all mortgage lenders. HMDA matched counts are not the official FFIEC all-filer universe. Mapped CFPB counts are not all CFPB mortgage complaints.

Higher or lower representation in USMI data does not mean a better lender, a worse lender, a larger lender overall, more complaints per customer, higher consumer risk, greater regulatory concern, or market leadership.

Source datasets use different geography concepts. Headquarters state, HMDA property state, CFPB complaint state, and branch location are not interchangeable.

HMDA population: matched canonical reporters are not automatically the complete official HMDA population.

CFPB complaints: complaint data provides context about complaints submitted to the CFPB. A complaint is not proof of wrongdoing, and complaint counts are not a representative measure of overall customer experience or lender quality.

Mapping: not all source records can necessarily be attached to a canonical USMI entity. Unmapped complaint records remain in the source-wide corpus.

Geography: different sources use different geographic meanings, including headquarters, HMDA property state, CFPB complaint state, and branch location.

Timing: federal and public sources update on different schedules. Source-data-as-of dates are not a single common clock.

Revisions: source publishers can revise data after this edition snapshot is assembled.

Institution universes: FDIC, NCUA, FFIEC/NIC, HMDA, and CFPB populations are not interchangeable and must not be added together.

Current HMDA range: this edition reflects the matched HMDA years available at its calculation snapshot (2019–2025). That range is not a permanent first-to-last year claim.

Federal and official datasets remain the original authority. USMI stores a canonical representation, runs versioned calculations, and freezes those results in this edition.

USMI is not the original producer of HMDA, CFPB, FDIC, NCUA, FFIEC/NIC, or CRA facts. Citations are stored as edition source relationships with publisher, role, period, and official URL.

Null source-data-as-of values were left null where the calculation did not supply a date. Dates were not invented.
